Steering the Toru Tower Relocation Project:
A Fletcher Building Case Study
Introduction
Fletcher Building, a prominent tower in Penrose, Auckland, houses over 500 employees. The Toru Tower Project involved a unique challenge: replacing windows on two sides of a fully occupied 7-story building. This case study explores the complexities of the project, the collaboration with Crown FIL Workspace Services (CFIL) and the successful execution.
Project Overview:
Project Name: Toru Tower Project
Client: Fletcher Building
Scope: Furniture Relocation, Installation and IT Services
Background
The Windows Replacement Project was driven by the need to replace aging windows at the Toru Tower. However, this process required the window openings to be without glass for periods, posing health and safety risks to occupants and building security concerns. The solution involved installing floor-to-ceiling hoarding 2-3 meters from the windows on the affected elevations. All staff, furniture, and equipment had to be moved away from the windows to create space for the hoarding.
Planning & Approach
CFIL conducted site visits to understand each floor’s layout.
Customised move plans were developed, considering fire egress and safe working spaces.
Occupants were temporarily moved to designated churn spaces across the campus.
CFIL Project Leads: James, Pete, EJ & Amanshu
Furniture Relocation & Installation
CFIL dismantled and relocated desks, chairs, and other furniture away from the windows.
Furniture positioning was adjusted based on the hoarding plan.
Some floors required desks to be stripped of equipment and stacked due to limited space.
Weekend moves were executed to maintain the tight project schedule.
IT Services Transition
CFIL ensured seamless IT disconnect and reconnect services.
Computers, phones, and network connections were reconfigured as per the new floor layouts. Testing was conducted to verify functionality.
Restoration & Completion
Once window works were completed, the churn spaces were restored.
Existing furniture was re-instated, and hire furniture was removed.
Challenges & Solutions
Occupant Relocation:
Solution: Customised move plans tailored to each floor’s layout.
Outcome: Minimal disruption to occupants during window replacement.
Furniture Positioning:
Solution: CFIL strategically adjusted furniture based on hoarding plans.
Outcome: Efficient use of space and smooth restoration after works completion.
Results
The Toru Tower Project was successfully completed within the specified timeline.
CFIL’s meticulous planning and execution ensured a safe and organised relocation. All staff returned to their desk positions with their belongings intact.
Conclusion
The Toru Tower Project exemplifies the importance of collaboration, adaptability, and attention to detail in complex office relocations. CFIL’s expertise played a crucial role in achieving a seamless transition for Fletcher Building’s employees.
“I would like to thank CFIL for making this part of the project not only so much easier than it could have been, but enjoyable.
From the interaction with James and Kevin upfront, the ongoing communication with James, to the onsite team of EJ, Pete, Amanshu, Ken, Nirav, Fano and ALL the rest of the lads, you were all so great to work with.
The CFIL team will be my first, and only phone call, when I need business relocation work in the future.”
